Welcome!
We purchased The House at Hawes in September 2020. It has been a B&B for many years and whilst much loved by the previous owners it was in need of refurbishment to help it sparkle again. On completion we have done rather a lot of work, installing a new heating and pressurised water system, installing new ensuites, electrical work and complete new décor. We wanted the house to celebrate its Yorkshire heritage and the work we have done is inspired by just that.
The house was built around 1900, it is thought for a local quarry owner from Burtersett. It is built from Stags Fell stone which is known for its quality so hopefully it isn’t going anywhere anytime soon!
Here you will find information about The House at Hawes and the surrounding area, which we hope you find of use during your stay. Please take a few moments to familiarise yourself with the contents, especially those relating to safety and emergency procedures.

Part 1 Safety Matters
Emergency Contact
In the event of an emergency during the night your owner occupier hosts can be alerted calling 01969 667348 at anytime should an emergency arise.
Fire Safety
For your own and other guests’ safety please study the fire instructions and evacuation procedure provided.
First Aid Kit
We have a first aid kit available, please ask if you need anything.
Parking
We have one parking space for each double room (no space for The Bothy single room) based on an average family sized car. If you are arriving in a larger vehicle please talk to us about options prior to arrival.
- The entrance to our parking area if approximately 9 feet wide. We recommend entering from a right turn, so you find it best to drive past the property and turn round prior to the one way system about 100 meters down the road.
- Our drive is shared with the cottage next door, please do not block access.
- We have 3 large spaces on the gravelled area to the front. Please fill these first.
- We have a further space in front of the rear wall to right as you drive in.
- Please do not park in the allocated space for Fair View Cottage to the far left as you drive in.
- If you prefer the on-street parking right outside The House at Hawes is free and unrestricted.
We cannot accept responsibility for any loss or damage caused to vehicles whilst parked on the premises and they are parked entirely at the owners risk.
EV Charging Points:
In Hawes the national park car park has 2 charging points and the Dalehead community garage also has 2 charging points.
Smoking and Vaping
For the comfort and safety of all guests smoking and vaping is strictly prohibited anywhere within the house.
Should you wish to smoke or vape outside all we ask is that this is done with consideration to other guests and that you do close doors behind you to stop smoke entering the house. Please remember to discard spent cigarettes carefully to avoid any risk of fire.
Any guest found smoking or vaping within the house will be asked to leave immediately, making payment in full for their whole stay plus a further £100 cleaning charge to make the room habitable for future guests.
Valuables
You are reminded to ensure you keep any valuables safe during your stay as The House at Hawes cannot take any responsibility for items lost, stolen or misplaced during your stay.
Part 2 Guest Information
Bluetooth Speaker
You find this in your room for use during your stay.
Breakfast
Breakfast is served in the dining room from 8.15 am – 9.00 am each morning. Help yourself to our sideboard buffet and your breakfast choice will be served to your table. If you require an earlier breakfast due to work or travel commitments please let us know the day before and we will aim to accommodate or provide a breakfast to go.
Cycles
Storage for a limited number of cycles is available on request in our garden shed.
Departure
Departure is at 10.00am. Please check out on time to allow us to get rooms ready for new guests.
Should you need any onward travel directions or assistance please let us know and we will endeavour to help.
If you haven’t settled your bill by BACs prior to departure, please do so with cash. Due to multiple handling we are not currently accepting face to face card payments on departure. Due to recent changes to legislation, it is unfeasible for us to accept credit cards; we hope this does not cause undue inconvenience.
We are unable to offer a late check out option.
Dietary Requirements
Should you have any special requirements which were not discussed at the time of booking please do let us know as soon as possible and we will do our best to cater for these.
Directions
The House at Hawes is situated on Burtersett Road in Hawes which is the A684.
By road From A1 North – leave A1 at Scotch Corner, follow A6108 through Richmond, Leyburn, then follow the A684 to Hawes (30 miles)
From A1 South – leave A1 at Junction 51 (Leeming Bar), then follow A684 through Leyburn, and on to Hawes (29 miles)
From M6 North – leave M6 at Junction 37 (Kendall), then follow A684 to Hawes (21 miles)
From M6 south – directions same as for M6 north, above
By train To Northallerton station – Departs London from Kings Cross 2½ hours or Departs Edinburgh 2½ hours – then bus to Hawes. Buses schedule varies so best to check bus timetable before departing. Take a look at The Little White Bus
To Garsdale station – on the Settle / Carlisle route. If travelling from London – train to Leeds and change at Leeds station. The Little White Bus will meet the train and transport you into Hawes. There is no taxi rank at this station. Please call us if you are travelling to stay with us via Garsdale Station so we can be sure your train will be met.
Fresh Milk
Fresh milk is available for collection from the fridge in the hallway. Please leave empty bottles outside your room.
Fridge
You will find a fridge for your use during your stay in your bedroom. It is a special fridge for bedrooms and operates silently.
Guest Feedback
We really do value your feedback and should you have any suggestions to enhance your stay now or in the future please do let us know during your stay.
Hairdryer
You will find this for use during your stay in the drawers in your room.
Hospitality Tray
We will pop a jolly little bucket outside your door each day with new supplies and treats. It is by no means rationed so should you require any of the contents replenishing further just let us know.
Iron and Ironing Board
These are available for delivery to your room on request.
Local Suppliers
We aim to source many of the food products we use from Yorkshire suppliers. We are happy to chat to you about our suppliers if you wish to know more.
Pillow menu, Duvets and Blankets
Spare pillows and blankets are available, please ask if you require these. You have a choice of pillows in your room. The pillow on your bed is medium and the pillow in your wardrobe is soft.. Pillows and duvets are luxurious ‘touch of silk’. Your duvet is all seasons. We will select as appropriate for the time of year but if you would like a different option let us know.
Places to Eat
There are a number of pubs, cafes and restaurants in Hawes and the surrounding areas. You will find more information on these under the ‘Eat’ section of our website.
Everyone has their favourite but we are always happy to offer further advice and share our own experiences too.
Servicing Rooms
Since the pandemic daily room servicing is no longer the norm. If you are staying for 3 nights or less we won’t enter your room during your stay. If you are staying for longer than 3 nights let us know if you would like a mid-stay service. Don’t worry you won’t miss out on daily treats and top ups, we still provide these to your door.
Telephone
Most visitors now have mobile phones and service on most networks is pretty good in the area. Should you need to use our landline please let us know. A charge may be made for the usage.
Television
TV reception in is pretty good most of the time. You may occasionally, during certain weather conditions, get some picture interference, please do not adjust the TV settings they are the best they can be. The TV in your bedroom has free view channels and is also a Smart TV with access to Netflix and Amazon Prime should you have an account.
Wi-Fi
The house is wi-fi enabled (superfast…well as fast as Hawes gets!) should you need to access the internet via your laptop, tablet or phone during your stay.

Part 3 – The Garden at The House at Hawes
We are still learning what is growing and popping up in the garden. We have already had a lot of dead tree stumps cut down and have planted a few more hedging type plants. We have also planted some Autumn raspberries and some rhubarb which we hope to use in breakfasts once established. We would love a greenhouse too to grow breakfast tomatoes.
If you are lucky you will see Cyril the red squirrel on his daily rounds. If you want a photo be quick, he moves like grease lightening!
You welcome to sit in the garden at anytime and we do have garden games including croquet and boules if you fancy a challenge.
Part 4 – Eco – Awareness at the House at Hawes
We add a simple Reduce, Recycle and Reuse policy and we hope you will join us in ‘doing our bit’ to help our wonderful world.
Reduce
Lights – Where our light fittings allow we do use low energy light bulbs. Please remember to switch off lights when not in use and when you leave your room.
Water – Yorkshire tap water is excellent and to help cut down on bottle wastage and recycling we now provide fresh filtered tap water for you to enjoy in your room. We also catch rainwater for use in the garden.
Recycle
Waste – We recycle all waste wherever possible in accordance with local authority collections and in addition to this recycle aged linens etc. You can help by placing newspapers, plastic and glass bottles by the side of your waste bin for recycling, this ensures they are not contaminated by other waste.
Reuse
Towels – Millions of towels are unnecessarily washed in hotels across the globe everyday. At The House at Hawes we do not look to change towels daily but will or course change them on a regular basis during longer stays. If you do need new towels everyday we will of course oblige but we do make a small charge per change for this extra service.
Bathrobes – At present we are not popping bathrobes in your room but can supply on request.
Bedlinen – For guests staying longer than 7 nights we do look to change bedlinen at the midpoint of your stay unless you tell us you are happy for it to remain a little longer.
